Three parties, one building
An Address residence brings together three separate things, and it helps to keep them apart:
- The developer: Emaar Properties. Emaar builds the tower and sells the apartments. Every completed Address residence covered on this site was developed by Emaar (see the comparison). The off-plan Address Grand Downtown is an exception: its Emaar page describes it as a collaboration between Address Hotels + Resorts and Nshama.
- The brand and operator: Address Hotels + Resorts. On its own site, Address Hotels + Resorts calls itself "the first brand launched by Emaar Hospitality Group". It also says it owns and operates Address Residences, which it describes as a serviced and branded residences business.
- The owner of each apartment, which may be you. You own the unit, and the brand provides the name, the standards and, in serviced buildings, the services.
Emaar says a branded residence offers trust and reliability, because the home is built to the standards of a respected brand. In its writing on Address Residences in Dubai Hills Estate and Dubai Creek Harbour, it emphasises design, amenities and long-term appeal.
What "serviced" can include
The brand doesn't publish a single list of services that applies to every Address building. Here is what its official pages say for specific properties:
- Address Beach Resort: housekeeping comes with the serviced-residence stay. Serviced-residence guests can use the resort's pools, beach, fitness centre and restaurants, and each apartment has its own parking. Its 443 serviced apartments are fully furnished with a fitted kitchen and range from one to five bedrooms.
- Address Residences Dubai Opera: Emaar calls it "an exclusive serviced apartment development" and lists lounges, an infinity pool, a gym, a kids' club and concierge. More on the Dubai Opera page.
- Address Sky View: Emaar's 2017 announcement describes 551 serviced residences in the same two-tower complex as a 169-room hotel, joined by a Sky Bridge with a 70-metre infinity pool.
- Address Grand Downtown: Emaar lists a rooftop pool, spa, concierge, a family club and a gym for this tower, which is still being sold.
What a particular owner or tenant gets day to day (housekeeping, use of hotel facilities, fees) depends on the building and sometimes on the unit. Ask for it in writing.
The name belongs to the brand, not the building
A finished building can lose the Address name, or swap one Address name for another:
- Emaar sold several hotels to Abu Dhabi National Hotels in 2018. From 1 January 2024, two of them were re-flagged: Address Boulevard became Kempinski The Boulevard Dubai and The Address Dubai Mall became Kempinski Central Avenue Dubai (The National; Wikipedia).
- On 8 January 2024, Emaar renamed Address Fountain Views as Address Dubai Mall (Campaign Middle East).
The official register doesn't always follow. In Dubai Land Department transaction records published on Propsearch, units in the former Fountain Views are still registered under "Address Fountain Views Residences – Tower 1 / Tower 2", and units in the former Address Boulevard under "The Address – The BLVD".
Checks before you buy or rent
- Building name on the title deed. Match it to the Land Department name, not the sign on the building or a listing headline.
- Who operates the building today, and whether residents get any brand services after a re-flag. None of our sources says how the 2024 changes affected the residences above the re-flagged hotels.
- Which services are included and which cost extra, for the specific unit.
- Any rental or hotel-programme terms, in writing. We found no official, public terms for an Address owners' rental programme, so we don't describe one.
