What Address brand does for short-let
Listings with the Address Residences address convert better than equivalent Downtown listings without brand association — international travellers recognise the brand and trust the service standard. ADR (average daily rate) typically runs above non-branded equivalents at the same square footage and view.
OA stance can vary: premium-tier buildings sometimes implement short-let caps to preserve residential character. Confirm Address Residences' current cap (if any) directly with ECM.
Practical setup
First-time individual owner permit at Address Residences usually 2-4 weeks: NOC from ECM (1-2 weeks; longer if the OA reviews short-let applications), DET application and inspection (1-2 weeks), then live. Year-one setup AED 4,000-7,000 plus per-night Tourism Dirham. Operator licences allow multiple units.
Penalties
Operating without a permit attracts AED 5,000 to AED 200,000 fines. Listings cross-checked against the DET registry. Insurance claims voided if non-compliant.
